NOTE to the Wise: Have you noticed there have been many web sites that offer a Free Valuation on your property? What these web sites do not do is take many factors into consideration that are necessary for a more accurate home / real estate valuation. Many of these sites are misleading in Real Estate Values (not necessarily intentional, they just want to sell you something off there banner advertisements). I have researched many of these sites and put them to the test. For instance, a market analysis should compare similar properties with like features, bedrooms, bath, square feet, upgrades, etc. in that given area over the past 6 months to come up with a more realistic valuation (this is not always possible, but there is a method to compensate for that). These sites will compare 2 story homes with one story homes, use foreclosure homes with other homes that sold at market value, use small square footage compared to large, and so on.
